Q: Is there an application fee when applying for an apartment?

A: There is a $25 credit check fee which is submitted with the application. Also, an administration fee of $450 is charged to existing tenants if a roommate change occurs or for early lease termination.

Q: What are the application requirements?

A: Management company will request the following:

  • Completed application
  • Employment letter (to include job description, length of employment, complete salary package)
  • Most recent tax return
  • Copy of pay stub
  • Copy of photo ID
  • $25 Cash for credit check per applicant
Q: Is mover’s or tenant’s insurance required?

A: We strongly recommend both. Tenants are liable for any damage incurred during the moving process. We do not insure against personal property.

Q: Do you provide services such as changing light bulbs or hanging pictures?

A: Generally, no, our superintendents are part time. When the superintendent visits, they inspect, clean and organize the garbage of the buildings. The superintendents provide basic services and do not live on-site.

Q: Do your buildings have laundry facilities?

A: Each property is different; so, before signing the lease, you should inspect and ask this question.

Q: What services are included in the rental payment?

A: Heat and hot water for most of our properties.  However, a portion of our apartments have self-contained/independent heat/hot water systems for which utility companies will bill tenants directly.  Tenants will open an account with Con Edison (800-752-6633) and pay separately for electricity and cooking gas. Tenants may install window units for air conditioning at their own expense. 

Q: Will I be required to post a security deposit; if so, how much?

A: Yes, the minimum is one month’s rent. However, the security deposit amount will depend on the application submitted and apartment type.

Q: When will my deposit be refunded?

A: Security deposits are held by the landlord to insure against breakage and rent loss. After the apartment is vacated, the amount of the withholding (if any) is determined and deposits are refunded within 60 days as per the lease.
